Everything You Need to Know About the Land Transfer Tax

Established in 1976, Quebec’s Act Respecting Duties on Transfers of Immovables allows municipalities to collect a tax on every property transfer in their territory. It’s commonly known as the Welcome Tax.

Who Pays?

The new buyer pays the transfer tax in a single payment within 30 days of the municipal invoice.

2024 Brackets — General Rate

  • 0.5% on the first $58,900
  • 1% from $58,901 to $294,600
  • 1.5% above $294,600

City of Montreal

  • 0.5% on the first $58,900
  • 1.0% from $58,900 to $294,600
  • 1.5% from $294,600 to $552,300
  • 2% from $552,300 to $1,104,700
  • 2.5% from $1,104,700 to $2,136,500
  • 3.5% from $2,136,500 to $3,113,000
  • 4% above $3,113,000

City of Repentigny

  • 0.5% on the first $58,900
  • 1% from $58,901 to $294,600
  • 1.5% from $294,601 to $500,000
  • 3% above $500,000

Example — $550,000 home (Repentigny)

$0–$58,900 at 0.5% = $294.50 | $58,901–$294,600 at 1% = $2,357 | $294,601–$500,000 at 1.5% = $3,081 | $500,001–$550,000 at 3% = $1,500 = Total: $7,232.50

Exemptions

  • Direct-line transfers (parents, grandparents, children, grandchildren)
  • Transfers between spouses (married, civil union, or common-law partners living together for more than 12 months)
  • Transfers between a person and their company (ownership > 90%)
  • Property value below $5,000
